Living in San Miguel

San Miguel sits north of Paso Robles on Highway 101, approximately 10–15 minutes from Paso Robles (estimated). It grew up around Mission San Miguel Arcángel, founded on July 25, 1797 as the 16th of California's 21 missions and today a National Historic Landmark (National Park Service).

San Miguel is unincorporated, so zoning and land use follow the County of San Luis Obispo's San Miguel Community Plan. The San Miguel Community Services District provides water, wastewater, fire protection, lighting and solid-waste collection.

Camp Roberts, a California National Guard training installation, sits just north of San Miguel at US 101 Exit 244.

Where to Look

The Neighborhoods of San Miguel

Downtown core

The San Miguel Community Plan describes the downtown core as the historic block along 13th Street between Mission and L Streets and older buildings along Mission Street between 11th and 14th Streets. Mission San Miguel Arcángel and the Rios Caledonia Adobe sit at the south end of town. Older homes deserve thorough inspections of foundations, sewer laterals and electrical.

Newer homes in town

When comparing properties, ask about the home's age, any HOA, and its connection to district water and sewer.

Rural ranch and acreage

Rural parcels may rely on private wells and septic systems. Well production and water quality, septic condition, easements and agricultural zoning deserve careful review before you remove contingencies.

Due diligence for any property

Flood risk is property-specific. Look up the exact address on the FEMA Flood Map Service Center and get an insurance quote early in escrow. The 2016 County plan noted that sewer service did not yet extend east of the Salinas River, where the San Lawrence Terrace area relied on on-site septic systems. Buyers and sellers should confirm sewer or septic for each specific property.
